- The Promise to Purchase™ Plan (PtP™) offers numerous benefits to the military member in contrast with today’s privatization means of rental units—offering no benefits to the military member.

 

- Through the PtP Program the military member will receive the following benefits after receiving a home loan for a military installation home:

 

  -- A $7,000 cash payment at closing

  -- Minimal (if any) city/municipal taxes

  -- Homeownership benefits of building credit and FICO scores

  -- An Equity Savings Plan for living in the same home for over three years

  -- A larger tax refund due to the homeownership tax write offs of interest

  -- Reduced home price for not having to pay for the federal land the home is on

  -- No Realtor sales fees, commissions or selling costs

 

- The PtP Management company will receive the first three years of equity and any appreciation the housing market may assume, but must purchase/assume the loan at the end of the military member’s tour of duty whether the market has increased or decreased in value

 

- The PtP Program has been approved by the state of Alaska Attorney General, the Real Estate Commission, and the Division of Banking and Securities

 

- Indirect benefits to the community and businesses will include

 

  -- Home inspectors

  -- Appraisers

  -- Loan Originators and processors

  -- Other home buying and building necessities to include pride of ownership remodeling and updating

 

- Promise to Purchase and PtP are licensed trademarks and the program is a Patent Pending business method

 

- With a Pilot Program on Elmendorf Air Force Base and Fort Richardson Army Post, military members from the Air Force, National Guard, and Army will begin to receive home ownership benefits at no cost to the government as well as furthering community involvement and strengthening businesses nationwide.
